Will Simons

Will Simons, RS is the President of the Florida office for Association Reserves, a 5-time winner of the Readers Choice Award presented by the Florida Community Association Journal. Will has completed and overseen more than 1,500 Reserve Studies for property types including residential developments, schools, historic buildings, commercial developments, country clubs, worship facilities, marinas and more. Will has earned the Reserve Specialist designation (#190) and is also afrequent author and speaker in the industry. He is a licensed Continuing Education Provider (#0005433) for Florida Community Association Managers, having designed and taught coursework related to Reserve funds and Reserve Studies. He currently serves as the Vice President and Treasurer of his own homeowners association in South Florida.

Course Description

This course is anintermediate/advanced level course designed for Community Association Managersand Board members. The course covers two major topics: the first section answers the philosophical question of “Why Have Reserves?” by examining the pros and cons of Associations with well-funded Reserve accounts. The second part of the course is a detailed explanation and analysis of the differences between the two methods of reserve fund budgeting, known as the “straight-line” method and the “pooled” method. All course attendees should come away with a greater understanding of the importance of reserve funding, as well insights about the specific methodologies that can be used to help guide their Associations to financial success.
